New Florida Permit Law Effective July 1, 2026

Florida homeowners should be aware of a new law taking effect on July 1, 2026, that may reduce permit requirements for certain residential projects.

Under Florida House Bill 803 (HB 803), local governments must generally exempt permit requirements for certain single-family residential projects valued under $7,500. The law is intended to help streamline smaller home improvement projects and reduce permitting delays.

However, important exceptions still apply.

Permit requirements may still be required for:

  • Structural work

  • Electrical work

  • Plumbing work

  • Mechanical/HVAC work

  • Gas work

  • Projects located in flood hazard areas

  • Projects that are otherwise required by local building regulations and zoning requirements

Additionally, larger projects cannot be divided into smaller contracts to avoid permit requirements.
